By accessing or using Lease Screener (the "Service"), you agree to be bound by these Terms of Use. If you do not agree, do not use the Service.

1. Not Legal Advice

Lease Screener is an AI-powered document reading tool. All output — including lease summaries, flagged clauses, analysis reports, and chat responses — is provided for informational purposes only and does not constitute legal advice, legal opinion, or the practice of law. Nothing on this Service should be relied upon as a substitute for professional legal counsel.

2. No Attorney-Client Relationship

Use of this Service does not create an attorney-client relationship between you and Lease Screener, its owners, operators, or any affiliated party. No such relationship is formed by any communication through this Service.

3. AI Limitations & Accuracy

Responses are generated by artificial intelligence and may be incomplete, inaccurate, outdated, or misleading. AI systems can make errors, misread clause language, and fail to identify legally significant provisions. Lease Screener makes no warranty, express or implied, as to the accuracy, completeness, or fitness for any purpose of any information provided.

4. Geographic & Jurisdictional Scope

This Service currently supports residential leases for properties located in Washington, DC only. Analysis is applied under DC law and does not account for federal law, local amendments, individual circumstances, or recent legislative changes. Additional cities and jurisdictions will be supported in future releases. Lease law changes frequently — always verify with a current legal source.

5. Limitation of Liability

To the fullest extent permitted by applicable law, Lease Screener and its operators shall not be liable for any direct, indirect, incidental, consequential, special, or exemplary damages arising out of or in connection with your use of, or reliance on, the Service — including but not limited to damages for loss of profits, loss of data, property damage, personal injury, or legal fees — even if advised of the possibility of such damages.

6. Indemnification

You agree to indemnify, defend, and hold harmless Lease Screener and its operators from and against any claims, liabilities, damages, losses, and expenses (including legal fees) arising out of your use of the Service or violation of these Terms.

7. No Warranty

The Service is provided "as is" and "as available" without warranties of any kind, either express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, non-infringement, or uninterrupted availability.

8. Data & Privacy

We collect account information including your name and email address through our authentication provider. Uploaded lease documents are processed in memory for the duration of your session only and are never stored or retained after your session ends. The analysis report generated from your lease is stored securely and associated with your account with all personally identifiable information removed prior to storage. We collect usage analytics associated with your account including upload counts and questions asked. See our Privacy Policy for full details.

9. Third Party Services

This Service uses third-party providers including Clerk for authentication and Anthropic for AI processing. Your use of this Service is also subject to their respective terms and privacy policies. Lease Screener is not responsible for the practices of these third-party providers.

10. User Responsibility

You are solely responsible for any decisions you make based on information provided by this Service. Always consult a licensed attorney before making legal decisions regarding your lease, tenancy, or housing situation.

11. Changes to These Terms

We reserve the right to modify these Terms at any time. Continued use of the Service after changes are posted constitutes your acceptance of the revised Terms.

12. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the District of Columbia, without regard to its conflict of law provisions.

This Privacy Policy explains what information Lease Screener collects, how it is used, and your rights regarding that information.

1. What We Collect

Account Information (via Clerk): When you sign in, we collect your first name, email address, and a unique user ID through Clerk, our authentication provider. Clerk's privacy policy governs how they handle this data.

Terms of Service Agreement: We record the date and time you accepted our Terms of Use, associated with your account.

Usage Analytics: We store records of your activity in our database, including number of uploads (including rejected uploads), total pages processed, total clauses flagged, number of chat sessions opened, total questions asked, and whether you completed our optional feedback survey. This data is associated with your user ID and email address.

Query Log: The full text of every question you submit about your lease, along with the response time in milliseconds and event type, is permanently stored in our database associated with your user ID and email address. This data is used to monitor service performance and quality.

Analysis Reports: When you complete a lease analysis, we store the generated report and your original uploaded filename associated with your account. Reports are sanitized to remove personally identifiable information before storage — no tenant names, street addresses, unit numbers, phone numbers, email addresses, or financial details from your lease are retained. Only the legal analysis findings, DC law citations, and flag summaries are stored.

Lease Content: The text of your uploaded lease is processed in memory during your session only. It is never written to disk, stored in a database, or retained after your session ends.

Chat History: Individual questions you submit are permanently logged as described under Query Log above. Your full conversation thread exists only in your browser and is not stored on our servers.

2. What We Do Not Collect

We do not store the content of uploaded lease documents, payment information, or precise location data. We do not use advertising trackers or tracking pixels.

3. How We Use Your Information

Account and usage data is used to operate the Service, authenticate you, and understand how the product is used. Query logs are used to monitor response performance and service quality. Report data is used to give you access to past analyses and to deliver your report by email. TOS agreement records are maintained for legal compliance. No data is used for advertising or sold to third parties.

4. Third-Party Services

Clerk (clerk.com): Handles authentication and stores your account credentials. See Clerk's Privacy Policy.

Anthropic: Processes your questions and lease content to generate AI responses. Lease content is transmitted to Anthropic's API per session only and is not retained by us. See Anthropic's Privacy Policy.

Resend: Used to deliver your lease analysis report by email. Your email address and the report PDF are transmitted to Resend solely for delivery purposes. See Resend's Privacy Policy.

Railway: Hosts the application server and PostgreSQL database. All stored data resides on Railway's infrastructure. See Railway's Privacy Policy.

5. Data Retention

Account and usage data is retained for as long as your account is active. Lease content is never retained beyond your active session. Analysis reports and uploaded filenames are retained for as long as your account is active. Query logs, including the text of questions asked, are retained indefinitely for service quality monitoring. You may request deletion of your stored reports or query data at any time by emailing contact@leasescreener.com. TOS agreement records are retained indefinitely for legal compliance.

6. Your Rights

If you are a resident of California (CCPA) or the European Economic Area (GDPR), you have the right to access, correct, or delete the personal data we hold about you. Contact us at contact@leasescreener.com and we will respond within 30 days.

7. Security

Lease content is processed exclusively in server memory and never written to persistent storage. All connections are encrypted via HTTPS. Stored data is held in a secured, encrypted database.

8. Children

This Service is not directed at children under 13. We do not knowingly collect information from children.

9. Changes to This Policy

We may update this Privacy Policy from time to time. Continued use of the Service after changes are posted constitutes acceptance of the revised policy.
