1. Not Legal Advice

Lease Screener is an AI-powered document reading tool. All output — including lease summaries, flagged clauses, analysis reports, and chat responses — is provided for informational purposes only and does not constitute legal advice, legal opinion, or the practice of law. Nothing on this Service should be relied upon as a substitute for professional legal counsel.

2. No Attorney-Client Relationship

Use of this Service does not create an attorney-client relationship between you and Lease Screener, its owners, operators, or any affiliated party. No such relationship is formed by any communication through this Service.

3. AI Limitations & Accuracy

Responses are generated by artificial intelligence and may be incomplete, inaccurate, outdated, or misleading. AI systems can make errors, misread clause language, and fail to identify legally significant provisions. Lease Screener makes no warranty, express or implied, as to the accuracy, completeness, or fitness for any purpose of any information provided.

4. Geographic & Jurisdictional Scope

This Service currently supports residential leases for properties located in Washington, DC only. Analysis is applied under DC law and does not account for federal law, local amendments, individual circumstances, or recent legislative changes. Additional cities and jurisdictions will be supported in future releases. Lease law changes frequently — always verify with a current legal source.

5. Limitation of Liability

To the fullest extent permitted by applicable law, Lease Screener and its operators shall not be liable for any direct, indirect, incidental, consequential, special, or exemplary damages arising out of or in connection with your use of, or reliance on, the Service — including but not limited to damages for loss of profits, loss of data, property damage, personal injury, or legal fees — even if advised of the possibility of such damages.

6. Indemnification

You agree to indemnify, defend, and hold harmless Lease Screener and its operators from and against any claims, liabilities, damages, losses, and expenses (including legal fees) arising out of your use of the Service or violation of these Terms.

7. No Warranty

The Service is provided "as is" and "as available" without warranties of any kind, either express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, non-infringement, or uninterrupted availability.

8. Data & Privacy

We collect account information including your name and email address through our authentication provider. Uploaded lease documents are processed in memory for the duration of your session only and are never stored or retained after your session ends. The analysis report generated from your lease is stored securely and associated with your account with all personally identifiable information removed prior to storage. We collect usage analytics associated with your account including upload counts and questions asked. See our Privacy Policy for full details.

9. Third Party Services

This Service uses third-party providers including Clerk for authentication and Anthropic for AI processing. Your use of this Service is also subject to their respective terms and privacy policies. Lease Screener is not responsible for the practices of these third-party providers.

10. User Responsibility

You are solely responsible for any decisions you make based on information provided by this Service. Always consult a licensed attorney before making legal decisions regarding your lease, tenancy, or housing situation.

11. Changes to These Terms

We reserve the right to modify these Terms at any time. Continued use of the Service after changes are posted constitutes your acceptance of the revised Terms.

12. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the District of Columbia, without regard to its conflict of law provisions.
